Let Only/Tennant Find

 
The service provided under our Let Only option is much the same as under our Full Management option, i.e. to find and place a suitable tenant. However, once the tenancy has commenced, we pass all the necessary documentation over to you for you to continue with the management of your property. This will include the Agreement, Schedule of Condition (if requested) and copy of the Bankers Standing Order effecting the collection of all future rental payments. You will also receive our Statement of Account and Payment Advice, which will show the income of the first month's rent, expenditure of our agreed professional fee and other agreed items of expenditure, if any, and showing the balance of the account to be credited. But it doesn't stop there. Under our Let Only option, we feel it is incumbent upon us to provide the landlord with the right tenant and therefore guarantee our services for the first six months of the new tenancy.

Our Let Only / Tenant Find service is very similar to our full management service in the promoting and arranging the tenancy. This includes full marketing of your property, taking property particulars for advertising purposes, mail-out and general distribution particularly to those prospective tenants who are already registered with us or who make enquiries via this website, by telephone or who indeed call into our offices.

We always endeavour to meet prospective tenants before viewing a property to ascertain suitability. We then accompany all prospective tenants when viewing properties, primarily to get to know them. This we need to do on your behalf.

Once an application to rent is received from a prospective tenant, we write to you accordingly and process the necessary status enquiries and references required, which is carried out through an appointed agency, LetSure. The service provided through LetSure is thorough and is quickly responded to on-line - references are usually returned in 48 hours.

Satisfactory references having been obtained, we again write to you confirming an agreed date of occupancy and we then raise the legal documentation. Arrangements are then made with the tenants to sign the Agreement and make payment of the first month’s rent, payable in advance, together with a dilapidation deposit of the same.

With the Agreement signed and the first month’s rent received, together with the agreed deposit, the new tenants are able to take formal possession of the property. We then inform all the utility companies and the local authority of the new occupant’s details.

Under our Let Only / Tenant Find service, we then forward all necessary documentation to you so that you can continue with the management of your property. We account to you for the first month’s rent and deposit, which is normally retained by you. Whilst we do not normally provide a Schedule of Condition or Inventory under this service, we highly recommend that one is taken. It is important to establish an agreed condition of the accommodation at the commencement of the tenancy, which might affect the outcome and return of deposit at the end of the tenancy. You might wish to do this yourself, but we would, of course, be delighted to provide this for you at an additional cost to our standard fee. We also guarantee our service should the tenant not conduct the tenancy in a satisfactory manor during the course of the first six months of the tenancy. We shall deal with the problem in hand on your behalf and offer such assistance and advice as necessary.

Whilst it is unlikely, under our Let Only / Tenant Find service, we would be receiving reports of faults or repairs during the course of the tenancy directly from the tenant, we would be delighted to offer the use of our Property Maintenance department who will act upon any essential work reported to us quickly and efficiently.

Finally, whilst the handing-over of the property at the termination of the tenancy is not included in our service, we shall be pleased to undertake this for you should you prefer. In this regard, we would carry out a full and thorough inspection of the accommodation to ensure that it is returned in a clean and satisfactory condition throughout and advise you accordingly prior to you returning the tenant’s deposit.
